&Beyond to launch private-use Suyian Homestead in Kenya’s north

&Beyond is expanding its East Africa footprint with the launch of Suyian Homestead, a new exclusive-use safari property in Kenya’s Suyian Conservancy, set to open in June 2027.

Located within a 44,000-acre private conservancy in northern Kenya, the five-suite homestead marks a shift towards fully private, residential-style safari stays, catering to small groups and multi-generational travel.

Private-use safari gains traction

Designed as a sole-use property, Suyian Homestead accommodates up to 11 guests and is positioned as a more flexible alternative to traditional lodge stays.

The product includes a dedicated team of 13 staff, along with two private guides and vehicles, allowing guests to set their own pace without fixed schedules.

According to &Beyond, the concept responds to growing demand for privacy and personalised travel, particularly among high-end clients seeking exclusive-use options.

“This was never about building another place to visit,” said Jane Braack, Managing Director of &Beyond East Africa Lodges. “It’s about creating a home in the wild where people can spend time together differently.”

Northern Kenya emerges as luxury frontier

The launch builds on the earlier opening of &Beyond Suyian Lodge and reinforces northern Kenya’s positioning as an emerging luxury safari region.

Suyian Conservancy is managed under a Kenya Wildlife Service-approved plan with conservation oversight from Space for Giants, and &Beyond remains the only tourism operator in the area.

The conservancy is known for its biodiversity, including Grevy’s zebra, reticulated giraffe and African wild dog, with occasional sightings of black leopard.

For the trade, the region offers a differentiated alternative to more established circuits such as the Maasai Mara, with a stronger focus on exclusivity and low-impact tourism.

Flexible experiences and low-impact design

Experiences at the homestead are built around guest preferences, with private game drives and guided walks complemented by activities such as camel safaris, horseback riding and helicopter excursions.

The property has also been designed with sustainability in mind, with around 80% of its energy expected to be supplied by solar power, alongside water conservation systems and locally sourced food within a 50-kilometre radius.

Rates start from US$10,200 per night, positioning the homestead firmly in the ultra-luxury segment.

For Australian agents, the product aligns with increasing demand for exclusive-use safari options, particularly among high-value clients seeking privacy, flexibility and immersive wilderness experiences.
